We recently completed a full end of tenancy clean at a modern, high-specification apartment located on Silbury Boulevard in Milton Keynes. This property was part of a contemporary residential development and featured premium finishes throughout, including fitted carpets, a modern bathroom suite, integrated kitchen units, and floor-to-ceiling glazing overlooking a landscaped internal courtyard. Properties of this standard require a particularly careful and methodical approach. While they may appear clean at first glance, inventory checks are detailed and unforgiving, especially in newer developments where agents and landlords expect an exceptionally high finish. Our role in this project was to ensure the apartment was cleaned thoroughly, consistently, and in line with end of tenancy inspection standards, without compromising any of the materials or finishes.

Understanding the Property and End of Tenancy Inspection Expectations

Modern apartments such as this are designed with clean lines and minimalism in mind, which means that dust, residue, and overlooked areas tend to stand out far more than in older properties. Inventory clerks often focus on details that are easily missed during everyday cleaning, including hidden storage areas, waste units, edges, and areas around furniture and fixtures. Before starting the clean, we assessed the layout of the apartment and identified key focus areas that typically cause issues during inventory checks. These included the kitchen cabinetry (particularly high-level units), the pull-out waste bins, carpeted areas around furniture legs, and the bathroom fittings where limescale and residue can build up subtly over time.

Kitchen Deep Clean for Inventory Checks – High-Level Units, Bins and Surfaces

The kitchen required a full internal and external clean of all units and surfaces. Particular attention was given to the following:
  • Internal cupboards and drawers, including shelf edges and corners
  • Tops of kitchen cupboard units, which are often overlooked but commonly checked
  • Pull-out waste and recycling bins, cleaned internally and externally to remove residue and odours
  • Worktops, splashbacks, and handles, ensuring no grease film or fingerprints remained
Pull-out waste units are a frequent point of failure during inventory inspections, as spills and residue can easily accumulate beneath the bins themselves. These were fully removed, cleaned, dried, and replaced carefully. We also cleaned the surrounding kickboards and the floor area beneath the units to ensure a consistent finish throughout the kitchen space.

Living Area and Bedroom Cleaning – Carpets, Furniture and Skirting Boardsm – Attention to Detail Matters

The living area and bedroom were carpeted and furnished, which required careful movement of light and moveable furniture. Wherever possible, furniture was moved to allow full access to floor areas that commonly trap dust, hair, and debris. Particular focus was placed on:
  • Areas around furniture legs, where dust balls and hair tend to gather
  • Skirting boards and edges, especially in corners and behind furniture
  • Carpeted walkways and high-use zones, ensuring a uniform appearance
Carpets were cleaned to remove visible marks and everyday build-up, leaving them fresh and presentable for inspection. We always aim for consistency across the entire carpeted area, rather than spot-cleaning only visible sections, as uneven results can be flagged during inventory checks.

Bathroom Cleaning for End of Tenancy – Fixtures, Tiles and Finishes

The bathroom featured modern tiling, a bath with shower screen, wall-mounted vanity unit, and contemporary sanitaryware. These finishes require careful cleaning using appropriate products to avoid damage while still achieving a streak-free, residue-free result. The bathroom clean included:
  • Bath and shower area, including glass screen, taps, and fittings
  • Tiles and grout lines, removing soap residue and water marks
  • Vanity unit and sink, including underneath and surrounding areas
  • Toilet and flush plate, cleaned and sanitised thoroughly
Special attention was given to chrome fittings and glass surfaces to ensure a polished finish without smearing, which is a common issue in bathrooms with bright lighting.

Internal Windows, Fixtures and Final Inspection Checks

The apartment featured large windows overlooking the internal courtyard, making internal glass a prominent feature of the space. Internal windows were cleaned carefully to remove marks and dust, ensuring clarity and a clean overall appearance. In addition, we cleaned:
  • Skirting boards throughout the property
  • Light switches, sockets, and door handles
  • Shelving, ledges, and fixed surfaces
Once the clean was completed, we carried out a final walkthrough to check consistency across all rooms, ensuring no areas had been missed and that the property presented well as a whole rather than as a collection of individually cleaned spaces.

End of Tenancy Cleaning Outcome

The apartment was left clean, fresh, and ready for inventory inspection. By focusing on both visible areas and commonly overlooked details, we ensured the property met the expectations typically associated with high-end developments and professionally managed apartments. End of tenancy cleaning at this level is about more than surface cleaning. It requires experience, attention to detail, and an understanding of what inventory clerks look for when assessing a property. This project on Silbury Boulevard is a good example of the standard we aim to deliver consistently across Milton Keynes and surrounding areas.
